MAINTENANCE REQUEST
How to report a regular maintenance repair request:
1. Call management office during normal business hours at 318-929-3275 or submit a request online through the Resident Portal.
2. Give your name, apartment number and phone number where you can be reached.
3. Clearly and specifically describe the problem in your apartment.
4. Always report the repair request as soon as it is discovered. Allowing an excessive time delay in reporting could result in a minor repair becoming a major repair or replacement if left un attended.
5. Or send a text through Remind.com with your unit number, maintenance request, and best contact number to reach you.

EMERGENCY MAINTENANCE
How to report an Emergency After-Hours Maintenance Request:
1. Review the list of emergency requests below to determine if your request is, in fact, an emergency.
2. Email [email protected], or Call or Text 318-639-4925 with your name, phone number, apartment number, and the specific nature of your problem. If there is an emergency, a member of the management team will phone you back.
3. Remember, in case of fire or life-threatening emergency, CALL 911 IMMEDIATELY!

Emergencies include:
- Complete failure of the air condition in temperatures exceeding 80 degrees, reported prior to 9:00 p.m.
- Complete failure of the heating system in temperatures below 55 degrees, prior to 9:00 p.m.
- Severe water leaks causing severe flooding in the apartment.
- Refrigerator or Freezer not working.
- Sparks and/or smoke from electrical fixtures or outlets.
- Exterior Door locks not working
Lock Outs:
During regular business hours, there is no charge for access to your apartment. After regular business hours, you will be charged a $50.00 CASH lock out fee per occurrence. This fee is due and payable upon re-entry into your apartment. Only those persons listed on the lease will be allowed access to the apartment. If you are locked out, Call or Text 318-639-4925 and someone will contact you as soon as possible.

Maintenance Policy and Procedure:
1. Residents are responsible for the repairs or damages resulting from the misuse or neglect of appliances, plumbing, carpentry or air conditioning and heating controls. Additionally, residents are responsible for plumbing repairs caused by stopped lines from any of the following:
a. Sanitary napkins
b. Personal wipes or baby wipes
c. Paper towels
d. Diapers
e. Q-tips
f. Hairpins
g. Toys
h. Any other items which may clog toilets, sinks, or garbage disposals.
2. All light bulbs inside the apartment are furnished for residents at move in. Thereafter, residents are responsible for replacement. However, all exterior lights, kitchen and appliance bulbs are replaced by maintenance. Call the office to report any outside lights that are not working.
3. Air conditioner filters will be changed every other month during pest control service. If you feel your unit needs to be re-sprayed please contact the office immediately. We will be checking for fire extinguishers, smoke detectors, any mildew, pets, and housekeeping.
4. Garbage disposals are for cleaning up small amounts of food. Always run water while using the disposal and never place fibrous materials such as corn husks, artichokes, bones, rice, pasta, or stringy vegetables in the disposal. Do not dispose of grease/oil or fatty foods in the disposal.
5. Do NOT remove the smoke detectors from the wall. Tenants are responsible for replacing their own smoke detector batteries. Smoke detectors always need to be operational.
6. Employees are not permitted to perform any personal errands, move furniture, fixtures or other personal property on behalf of the Residents.
